Terms of use

1. Purpose

Coprio is co-ownership management software for syndics and their co-owners: portfolio structure, charges and distribution keys, budgets, charge calls, payments and receipts, expenses, documents and communication.

The service is published by Bloomartcreations, a brand operated by Nabil Hajji, an auto-entrepreneur registered in Morocco whose identifiers appear at the foot of this page. Your agreement is with them.

2. The account and the organisation

One account, one person; one organisation, one syndic. The rest follows from that.

• An account belongs to a person. Your credentials are personal: do not share them, and tell us straight away if you believe they have been compromised.
• An organisation represents a syndic. It is created by the person who becomes its administrator, who then invites their team and assigns the roles.
• Permissions follow the role and are enforced on the server: whatever the interface does not show, the programming interface refuses as well.
• You are answerable for the accuracy of the information you enter and for what the members you invite do with it.

3. Trial, subscription and billing

The price follows the portfolio, and it is computed from one thing only: the number of billable lots.

• The trial runs for thirty days, gives access to every feature, and asks for no payment card.
• The subscription is billed per billable lot — apartments and commercial units. Parking spaces and cellars are not counted, and team members and co-owners are unlimited on every plan.
• Prices are shown in dirhams and exclude tax. On annual billing, two months are free.
• The lot cap is soft: past it, creating a new billable lot offers an upgrade, and nothing that already exists stops working. The storage quota is different — it blocks new uploads, with an explicit message.
• Coprio’s own invoices are issued from our backoffice and settled by bank transfer or cheque. Card payment is planned for a later phase.

4. Late payment and suspension

An unpaid invoice opens a fifteen-day grace period during which nothing is lost: the service keeps running and reminders are sent.

After that, the syndic’s screens become read-only. One thing never changes: co-owners keep access to their receipts, their statements and their documents. That is their data, and it cannot depend on the settlement of a subscription that is not theirs.

5. Cancellation and getting your data back

You may cancel at any time. The account is kept for ninety days after cancellation, during which the full export stays available: one Excel file per module and an archive of all your documents.

After that, the data is purged and anonymised, in keeping with Law 09-08 and with our accounting retention obligations.

We may suspend or terminate an account for unlawful use, for an attempt against the security of the service, or for persistent non-payment. Except where security makes it urgent, a warning always comes first.

6. Your obligations as a syndic

You enter other people’s personal data into Coprio, and that binds you.

• You are the data controller for that data; Coprio is the processor and acts on your instructions.
• You must hold a valid mandate and a lawful basis for processing co-owners’ data, and put into the system only what managing the co-ownership requires.
• You inform co-owners how their data is used, and you pass on their requests for access, rectification and objection.
• You remain bound by Law 18-00 as amended by Law 106-12: keeping the accounts, the voted budget, the annual general assembly. Coprio equips those obligations; it does not discharge them for you.

7. What Coprio is not

A clear limit is worth more than a vague promise.

• Coprio is not a payment institution: no funds pass through it. A payment is recorded, not collected — the money goes straight to the co-ownership’s own account.
• Coprio is neither an accounting firm nor a legal or tax adviser. The statements it produces are management tools, to be validated by the professionals whose job that is.
• Coprio does not stand in for the syndic’s decisions: it issues, sends and voids nothing of its own accord.

8. What you upload

The documents, photographs and data you upload stay yours. You grant us only the right to host, process and display them to the people you authorise, so that the service can work.

You warrant that you have the right to upload them, and you undertake to upload nothing unlawful, defamatory, or contrary to a third party’s rights. Files are checked for type and size.

9. Availability and support

We aim for continuous availability without guaranteeing it contractually outside Enterprise plans. Maintenance work is announced whenever it can be foreseen.

Support is by e-mail on every plan; the higher plans open faster channels.

10. Intellectual property

The Coprio software, its interface, its texts, its brand and its visual identity belong to Bloomartcreations. The subscription grants you a personal, non-exclusive right to use the service for its term. It transfers no right in the software itself.

11. Liability

Coprio is provided with a professional’s care. We answer for direct damage attributable to us, up to the amounts you have paid under the subscription over the twelve months preceding the triggering event.

We do not answer for the consequences of incorrect data you entered, for a management decision taken on the strength of a statement, or for a third-party service being unavailable. None of these limits applies in case of gross negligence or wilful misconduct.

12. Referral programme

Coprio runs a referral programme: a personal link, and a commission on the Coprio invoices actually paid by the syndics you bring in, paid out by bank transfer above a minimum amount. A commission tied to an invoice that goes unpaid, is voided or is refunded is reversed. The detailed terms are shown to you when you join the programme and form part of these terms.

13. Changes to these terms

These terms may change, in particular as the product evolves or the law does. The version in force is the one published on this page, at the date shown at the top. A substantial change is announced in the application before it takes effect; continuing to use the service after that date counts as acceptance.

14. Governing law and jurisdiction

These terms are governed by Moroccan law. Failing an amicable settlement, any dispute falls to the courts of Tangier.
